Portugal Real Estate Prices Are Still Rising, But Slower Sales Tell a Different Story
National prices are still climbing, up 17.8% year on year according to the latest House Price Index from Statistics Portugal, with the median now at €2,337 per square metre. But the story underneath that number matters more than the number itself. Sales volumes actually fell 8.7% year on year in the same quarter, and the properties still moving quickly aren't moving because buyers are flush with cash. They're moving because good homes are scarce.
A Two-Speed Market
Right now, the Portugal property market is really running at two different speeds.
A well-priced apartment near transport in a good location can go under contract in six to ten weeks. Anything overpriced, poorly located, or in need of significant renovation can sit for five months or longer with no offers at all. The gap between those two outcomes has widened, and it's the clearest signal in the market this year.
For buyers, that means the old advice to "wait and see" cuts both ways. Waiting on a well-priced, well-located home usually means losing it. Waiting on an overpriced one usually means watching the seller come down anyway.
Why Supply, Not Demand, Is Driving the Portugal Property Market in 2026
International demand hasn't dropped off. Foreign buyers now account for 28.3% of all residential transactions in Portugal, up from 21.4% just two years ago, and real estate investment climbed 13% year on year in the first half of 2026. What's changed is the supply side. New construction hasn't kept pace, renovation projects take longer to bring to market than expected, and a meaningful share of existing stock simply isn't priced to sell.
That's a different market to navigate than the one from 2022 or 2023, when almost anything with four walls found a buyer. Sellers who price realistically from day one are still seeing strong results. Sellers who chase last year's asking prices are the ones adding months to their own timeline.
What This Means If You're Buying Property in Portugal
The properties worth moving fast on are usually the ones that tick the basics: right size, right location, right price for the current market, not the market of eighteen months ago. If a listing looks reasonably priced and well positioned, that's usually not a coincidence, and it's usually not going to last.
This is also where working with someone who knows the local listings well pays off. The best-priced homes rarely stay live long enough to show up in a casual weekend search.

Pricing is doing more work than staging or timing right now. A property that's priced to where today's buyers actually are will still sell in weeks. One that's priced to where the market used to be will sit, regardless of how well it photographs.
