Pets in Rentals: House Rules That Keep Everyone Happy

How to enjoy your home with your pet while protecting your deposit and keeping good relations with your landlord.

Renting a home in Portugal with pets is absolutely possible but it comes with shared responsibilities. Clear rules help tenants, landlords, and neighbours live comfortably, avoid unnecessary conflict, and make sure the property stays in great condition.

Whether you’re moving in with a dog, cat, or a smaller companion, here are the essential guidelines every pet-friendly tenant should know.

Get Written Approval

Never assume that pets are allowed because you saw a neighbour with one. Make sure your contract has a pet clause or ask your landlord or property manager before bringing a pet into the home and make sure you have written confirmation.

This protects you from:

  • Contract breaches

  • Fines or penalties

  • Forced removal of the pet

Tip: Provide a short “pet profile” with age, breed, temperament to reassure your landlord.

Keep Vaccines & Microchip Updated

In Portugal, microchipping is mandatory for dogs and cats, and vaccines must be kept up to date. This is important for:

  • Health and safety inside the building

  • Insurance coverage

  • Reducing risk in case of accidents or emergencies

Minimise Noise & Keep the Peace with Neighbours

In apartments sound travels easily. Be mindful of:

  • Barking

  • Running or jumping during quiet hours

  • Noise when you leave the home

Consider exercise routines, toys, or calming enrichment to avoid stress and excess energy.

Maintain Hygiene & Odour Control

Even well-trained pets create wear, hair, and odours over time. Protect the property by:

  • Using washable covers for sofas and beds

  • Cleaning litter boxes often

  • Vacuuming pet hair regularly

  • Using designated outdoor pet areas

Not only does this keep the home pleasant, it protects your deposit at the end of the lease.

Prevent Damage to Floors, Doors & Furniture

Landlords expect normal wear, not scratched floors or chewed frames. Simple habits make a big difference:

  • Use nail caps or keep claws trimmed

  • Place rugs over delicate wood floors

  • Protect corners with guards

  • Provide scratching posts or chew toys

Anything damaged becomes your responsibility at move-out: prevention is always cheaper.

Respect Shared Areas

Pets are welcome, but shared spaces are not playgrounds. Follow these basics:

  • Keep pets leashed in hallways and entrances

  • Never leave waste in common areas

  • Avoid letting your pet roam balconies or windows unsupervised

Good etiquette protects the building’s harmony and your reputation as a respectful tenant.

Report Issues Early

If your pet causes accidental damage such as a scratch, stain, or broken item, report it early. Property managers can often solve problems quickly and inexpensively. Late reporting almost always makes things worse for you and for the property.
